The car wash industry has quietly become one of the more consolidated, subscription-driven small business categories in the country — private equity has poured into express exterior chains specifically because the membership model turns a one-off transaction business into something closer to recurring software revenue.

Express Exterior: The Subscription Model

Modern express tunnel car washes generate revenue mainly through monthly unlimited-wash memberships, typically priced between $25 and $35 a month, rather than one-time washes. A well-located express tunnel can gross $1.5 million to $4 million a year with operating margins commonly in the 35–50% range, driven by high vehicle throughput and a lean labor model compared to older full-service washes. A location running roughly 1,000–2,000 active members generates meaningful recurring revenue on its own — 2,000 members at a $35 average monthly price works out to about $840,000 a year in subscription revenue alone, before one-time wash sales.

Full-Service Car Washes: A Different Cost Structure

Full-service washes, which include hand-drying, interior vacuuming, and detailing add-ons by staff, carry meaningfully higher labor costs per vehicle than an automated express tunnel, and typically process fewer cars per hour. They can command a higher price per wash and often build strong local loyalty, but the labor-heavy model doesn’t scale the same way, which is part of why express models with membership programs have been the format most aggressively expanded by multi-location operators and private equity-backed chains in recent years.

What Ownership Actually Requires

A car wash isn’t a passive investment in the way a bond ladder or REIT is — even with a hired site manager, ownership involves real estate, equipment maintenance, chemical and water costs, and active membership retention (monthly cancellation rates typically run 3–6%, meaning member acquisition has to keep pace with churn just to hold revenue flat). The capital required to build or buy an established express tunnel location is substantial, which is why most owners enter either by buying an existing profitable location with proven membership numbers, or through a multi-unit franchise model rather than building a single site from scratch.
